本規(gui)范以建設部提(ti)出的“驗(yan)評分離、強化驗(yan)收(shou)、完善手段、過(guo)程控”為指(zhi)導方(fang)針;以《建筑工(gong)(gong)(gong)程(cheng)(cheng)施(shi)工(gong)(gong)(gong)質(zhi)量驗(yan)(yan)收(shou)統一(yi)(yi)標準》為準則;把電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)程(cheng)(cheng)規范的(de)(de)質(zhi)量檢(jian)(jian)(jian)驗(yan)(yan)和(he)(he)質(zhi)量評(ping)定、質(zhi)量驗(yan)(yan)收(shou)和(he)(he)施(shi)工(gong)(gong)(gong)工(gong)(gong)(gong)藝的(de)(de)內容(rong)分(fen)(fen)開,將可采(cai)納的(de)(de)檢(jian)(jian)(jian)驗(yan)(yan)和(he)(he)驗(yan)(yan)收(shou)內容(rong)修訂(ding)成本規范相應(ying)(ying)條款;強化(hua)電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)程(cheng)(cheng)質(zhi)量驗(yan)(yan)收(shou)要(yao)(yao)求,明(ming)確驗(yan)(yan)收(shou)檢(jian)(jian)(jian)驗(yan)(yan)項(xiang)目,尤其(qi)是把涉及(ji)到電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)程(cheng)(cheng)的(de)(de)質(zhi)量、安(an)全及(ji)環境保(bao)護等方(fang)面的(de)(de)內容(rong),作(zuo)為主控(kong)項(xiang)目要(yao)(yao)求;完善設備進(jin)場驗(yan)(yan)收(shou)、土建交(jiao)接檢(jian)(jian)(jian)驗(yan)(yan)、分(fen)(fen)項(xiang)工(gong)(gong)(gong)程(cheng)(cheng)檢(jian)(jian)(jian)驗(yan)(yan)及(ji)整機檢(jian)(jian)(jian)測(ce)項(xiang)目,充分(fen)(fen)反(fan)映(ying)電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)程(cheng)(cheng)質(zhi)量驗(yan)(yan)收(shou)的(de)(de)條件和(he)(he)內容(rong),進(jin)一(yi)(yi)步提高各(ge)條款的(de)(de)科學性、可操作(zuo)性,減少(shao)人為因素(su)的(de)(de)干擾和(he)(he)觀感評(ping)價的(de)(de)影響;施(shi)工(gong)(gong)(gong)過程(cheng)(cheng)中(zhong)電(dian)梯(ti)(ti)(ti)安(an)裝單位內部應(ying)(ying)對分(fen)(fen)項(xiang)工(gong)(gong)(gong)程(cheng)(cheng)逐一(yi)(yi)進(jin)行自檢(jian)(jian)(jian),上一(yi)(yi)道(dao)(dao)工(gong)(gong)(gong)序(xu)沒有(you)驗(yan)(yan)收(shou)合(he)格就(jiu)不能進(jin)行下一(yi)(yi)道(dao)(dao)工(gong)(gong)(gong)序(xu)施(shi)工(gong)(gong)(gong);在確保(bao)電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)程(cheng)(cheng)質(zhi)量的(de)(de)前(qian)提下,考慮(lv)電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)藝及(ji)電(dian)梯(ti)(ti)(ti)產品的(de)(de)技術(shu)進(jin)步,以使本規范能更好地反(fan)映(ying)電(dian)梯(ti)(ti)(ti)安(an)裝工(gong)(gong)(gong)程(cheng)(cheng)的(de)(de)質(zhi)量。
電梯安裝施工工藝流程
電(dian)(dian)梯安裝基本(ben)步驟為:清理井(jing)(jing)道、查看現(xian)場是否具備(bei)安裝條件、提供(gong)臨(lin)時庫房(fang)(fang)、拆箱(xiang)驗(yan)件、搭腳手架、制作樣(yang)板、放(fang)基準線、安裝導軌支(zhi)架、安裝導軌、安裝機(ji)(ji)(ji)房(fang)(fang)設(she)備(bei)、安裝廳(ting)門(men)裝置、在底層(ceng)裝對重、在頂層(ceng)裝轎(jiao)廂、安裝井(jing)(jing)道機(ji)(ji)(ji)械(xie)設(she)備(bei)、掛(gua)鋼絲繩、安裝電(dian)(dian)氣裝置布(bu)置井(jing)(jing)道電(dian)(dian)纜和(he)隨動電(dian)(dian)纜、整機(ji)(ji)(ji)調試驗(yan)收。
舊小區加裝電梯
1、舊小區家裝(zhuang)電梯(ti)好不好
優點:對(dui)于高層的住戶來說裝一(yi)個電(dian)梯(ti)肯定是(shi)好事,就避免(mian)了每天(tian)爬樓梯(ti)上上下下了,特別是(shi)家里有老(lao)人(ren)的人(ren),裝了電(dian)梯(ti)的話,就更方便(bian)老(lao)人(ren)出(chu)行了,而且裝了電(dian)梯(ti)之(zhi)后,房(fang)子肯定能升值不(bu)少,就算以后不(bu)住了,不(bu)關(guan)是(shi)出(chu)租還是(shi)出(chu)售,都會搶手很多!
缺點:對于低(di)層住戶(hu)來說,裝了電(dian)梯(ti)(ti)大(da)都(dou)用不(bu)著,甚(shen)至還可(ke)能會影響生(sheng)(sheng)活,因為(wei)裝了電(dian)梯(ti)(ti)之(zhi)后(hou),房(fang)子在采光(guang)上會有影響,可(ke)能還會產生(sheng)(sheng)大(da)量的(de)噪音,而且更關鍵的(de)是還有多交(jiao)一筆電(dian)梯(ti)(ti)的(de)物業費,考慮到(dao)這些問題,底層的(de)住戶(hu)肯定就不(bu)干了!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高層房子升(sheng)值(zhi),低(di)層房子就(jiu)會減(jian)值(zhi)。
2、舊小區電梯加(jia)裝(zhuang)流程
流程分七步:①申請(qing)人準備(bei)簽訂(ding)協議、制定概念方案等;②向屬地鄉鎮、街道辦事處提出申請;③街道組織相(xiang)關部門現場(chang)踏勘及可(ke)行性論證(zheng);④概念方案(an)改進(jin)后進(jin)行(xing)公示;⑤申請人委托進行(xing)建(jian)筑結構(gou)安全鑒定并開展(zhan)專項設計;⑥規劃(hua)部門組織設計聯(lian)審(shen),審(shen)批規劃(hua)許(xu)可(ke),施工圖審(shen)查(cha)合格后,進行方案公示;⑦告知街道,并在住建、消防(fang)等部(bu)門溝通后(hou),施工安裝;8.完工后(hou)要進行檢驗(yan)并(bing)落(luo)實電梯管(guan)理者,最后(hou)進行竣(jun)工驗(yan)收并(bing)使用登記。
舊小區電梯加裝常見問題解答
1、有住(zhu)戶不同意(yi)可(ke)以申請嗎
工(gong)作人員說,如(ru)果個別住戶不(bu)同意,也(ye)可(ke)以提出(chu)申請,但(dan)申請加裝電梯手(shou)續中(zhong),需要(yao)兩次公(gong)示,如(ru)果公(gong)示期有異議,需要(yao)處理好(hao)反對意見后(hou)再予(yu)以審批(pi)通過。
2、舊小區電梯(ti)加(jia)裝(zhuang)費用
一般來說,電梯的安裝居民(min)不(bu)花錢,只需要按年度交一(yi)次(ci)租金(jin)就能使用。樓層越高(gao),租金(jin)越貴。
3、業(ye)主不肯加裝電梯怎么辦
